We understand that choosing the right apartment involves a lot of considerations, and we’re here to provide you with the information you need. Below, you’ll find answers to some frequently asked questions to help guide you through the leasing process.
Application Process
What is your application fee?
The application fee varies per community.
- The Piedmont Raleigh and Aldon at Keys Crossing: A non-refundable application fee of $75 per applicant is collected at the time of application.
- Sanctuary at Powell Place and Aldon at Powell & Broad: A non-refundable application fee of $65 per applicant is collected at the time of application.
What is your administrative fee?
A non-refundable administrative fee of $200 per household is collected at the time of application. If the application is rejected for any reason, the administrative fee will be refunded.
What is your security deposit with approved credit?
$400 for Studio/1 bed, $500 for 2-bed, $600 for 3-bed apartment.
What identification documentation do I need to apply?
All applicants must present a current photo ID issued by a state or government authority.
What are your age requirements?
Each person aged 18 or older who will live in the apartment home must submit an application and satisfy the application criteria.
What income documentation do I need to apply?
Applicants must collectively have verifiable gross income in an amount not less than 3 times the monthly payment obligation.
Do you allow guarantors?
If an applicant is conditionally approved due to not meeting the income qualifying standards, they may obtain a guarantor. All guarantors must have a verifiable source of income in an amount not less than 5 times the gross monthly payment obligation for the dwelling.
What if I don’t have great credit?
Credit is only one factor of our resident selection criteria. An applicant’s credit worthiness may result in an additional required deposit prior to move in or disqualification from renting an apartment.
Do you offer affordable units?
Our communities do not participate in a program which reduces the rental rate below market value.
How many people can live in an apartment?
The following occupancy standards apply based on two persons per bedroom, plus one per apartment:
- Studio: 2 Persons (if between 250-350 sq ft) or 3 Persons (if above 350 sq ft)
- One Bedroom or One Bedroom with Den: 3 Persons
- Two Bedroom or Two Bedroom with Den: 5 Persons
- Three Bedroom: 7 Persons
What is your pet policy?
We are pet-friendly with breed restrictions. Pet fees vary per community.
- The Piedmont Raleigh: A one-time pet fee of $300 is charged for each pet, along with a monthly fee of $20 per pet.
- Sanctuary at Powell Place: A one-time pet fee of $400 for the first pet and $150 for the second pet is charged, along with a monthly fee of $20 per pet.
- Aldon at Powell & Broad: A one-time pet fee of $350 for the first pet and $150 for the second pet is charged, along with a monthly fee of $20 per pet.
- Aldon at Keys Crossing: A one-time pet fee of $400 for the first pet and $200 for the second pet is charged, along with a monthly fee of $20 per pet.

General Information
What if I want to change my move-in date or lease term?
Our team is happy to generate a new pricing quote based on your move-in date and lease term. Since the pricing quotes are only valid for 2 days, the monthly rental amount may change if the date or duration of the lease changes.
What forms of payment do you accept?
Applicants can pay their application and administrative fees online via ACH or credit card.
Security deposits and move in funds may be paid online via ACH or credit card, if paid more than 10 days prior to move in. Otherwise, a cashier’s check must be remitted to the leasing office.
Residents can pay online via ACH or credit card, as a one-time payment or a recurring payment.
Choosing to pay with a credit card may result in a card processing fee.
What other charges do I pay besides rent?
Additional charges may include Trash & Recycling, Door-to-Door Trash Pickup, Pest Control, and Community Fee.
Who is the electric utility provider?
Please set up service prior to your move in date and provide the leasing office with your account number. Your electricity cost will depend on the consumption of your individual unit and is payable directly to the utility provider. Service is obtained by contacting Duke Energy.
Who is the gas utility provider?
There is no gas service for the apartment homes.
Who is the water utility provider?
Water utility provider varies per community.
- Aldon at Keys Crossing: Responsibility for payment of water is paid by the resident based on a flat rate determined by bedroom count. The amount is payable with on the 1st of each month with the rental amount. Please see your Utility and Services Addendum for details.
- The Piedmont Raleigh, Sanctuary at Powell Place and Aldon at Powell & Broad: Responsibility for payment of water and sewer is paid by the resident and billed to the property from the service provider. Your community will allocate the expense to you based on sub-metering of use. A monthly email is sent with the amount due the 1st of the following month. This is payable with your monthly rental amount. Please see your Utility and Services Addendum for details.
Who is the internet or cable provider?
The internet/cable provider and type of internet available varies per community.
- Aldon at Keys Crossing: Service is optional and can be obtained by contacting AT&T.
- The Piedmont Raleigh: Service is optional and can be obtained by contacting AT&T.
- Sanctuary at Powell Place: Service is optional and can be obtained by contacting Brightspeed.
- Aldon at Powell & Broad: Service is optional and can be obtained by contacting Spectrum.
Are there electric car charging stations?
Electric charging stations are available at our North Carolina communities only.
Is there parking/guest parking?
We offer surface lot parking available on a first-come, first-served basis.
Do you have any covered/reserved parking?
The Piedmont Raleigh offers limited covered parking, first come, first serve with height limit of 8’ 2”.
Do you have private garage parking?
Our communities have detached private garages available for an additional amount. Please contact the leasing office for pricing and availability. If garages are full at the time of inquiry, please ask to be placed on the garage waiting list.
Is renter’s insurance required?
Yes, renter’s insurance is required at all Aldon communities. Find specific details below.
- Aldon at Keys Crossing, The Piedmont Raleigh and Sanctuary at Powell Place: Our community requires households to maintain, at the resident’s expense, a personal liability policy issued by a licensed insurance company with a minimum policy coverage as specified in the Apartment Lease Contract. Approved applicants must provide proof of insurance prior to the beginning of each Lease Term. You may contact www.erenterplan.com for a free quote and coverage or obtain coverage through a licensed insurance company.
- Aldon at Powell & Broad: Our community auto enrolls residents in a building protection program. We charge a monthly Asset Protection Fee instead of requiring you to purchase renter’s insurance, which is paid as additional monthly rent. This fee offers no protection for your personal property and does not provide protection for third party liability. Should you wish to cover personal belongings or obtain additional coverage, please obtain separate coverage directly through your insurance carrier.
